Here at Kelham House, you will get to investigate areas like the Averham Room, the Kelham Room, the Entrance Hall, the Bar Room, the Upstairs Hall Bedrooms and the Coach House, where paranormal activity has been experienced.

 

Our team are friendly, professional, approachable and knowledgeable with paranormal investigating, and we will guide and support you to make sure you get the most out of your investigation. Whether you're a paranormal novice or an experienced investigator, you'll be well-looked after and treated like family. This is an honest ghost hunting experience, so there won't be any fakery or trickery during the night. We believe that if activity happens, it happens for real.

 

On your ghost hunt, you will be split into smaller groups to give you the best, personal experience possible. You will also get hands on with various pieces of ghost hunting equipment, such as EMF Meters, REM Pods, Spirit Boxes and Detectors, and participate in interesting paranormal experiments such as Victorian Table Tipping, Ouija Boards and the Estes Method.

 

You will also have a couple of breaks throughout the night, where we provide you with unlimited refreshments and snacks to re-energise ready for the next vigil.

The history of the Kelham estate upon which Kelham House stands is deeply intertwined with the rural landscape of Nottinghamshire, and was a site of significant regional importance for centuries, with Kelham playing a prominent role during the English Civil War when King Charles I was captured at Kelham by the Scots, which led to his eventual execution down in London.

 

The Kelham estate was dominated by the influential Sutton family, who later became Manners-Sutton, whose aristocratic roots in Nottinghamshire date back to the 12th century. The Suttons acquired the Kelham lands in the 17th century and established their primary seat there. The family later became Manners-Sutton through marriage between Bridget Sutton, heiress to the 2nd Lord Lexinton, and John Manners, 3rd Duke of Rutland, in 1717. The Manners-Sutton family had resided at Kelham Hall across the road for over 250 years, until multiple fires destroyed the property twice over, leaving the third iteration to be built in a Victorian Gothic Revival style. However, due to the sheer cost of rebuilding the Hall, the family became financially impoverished compared to other nearby families akin to their status.

 

By 1902, the Manners-Sutton family sold off and vacated the Hall as their primary seat, and instead downscaled by commissioning a smaller, more manageable residence. Kelham House was constructed in 1903 as a refined Edwardian country home. Built using rich red bricks produced locally at the Kelham brickworks, the manor showcased elegant Edwardian architecture featuring high ceilings, grand fireplaces, classic symmetry and large bay windows overlooking the landscaped gardens.

 

Throughout the early decades of the 20th century, Kelham House served as a private country seat for the Manners-Sutton family and subsequent private owners. Designed to balance domestic comfort with entertaining high-society, the House included extensive formal gardens and wooded grounds, accompanied by a stable block. The manor was also used as a quiet residential sanctuary through both World Wars for locals seeking refuge. Its preserved classical period details and rural character remained, while the surrounding Nottinghamshire landscape underwent gradual modern development.

 

In the mid-to-late 20th century, as large private estates across England faced high maintenance costs and changing social structures, Kelham House transitioned from a private family residence into a commercial property. It was acquired by new owners in the 1980s, who converted the house into a country hotel and restaurant, renaming the property as 'The Red House'. It became an instant success and was a popular local dining destination and gathering spot for travellers visiting the Newark and Southwell areas.

 

By the early 2010s, the country manor was purchased by new management who launched a comprehensive restoration and refurbishment project to reinstate its heritage identity as Kelham House Country Manor. The renovations carefully updated the interior facilities to modern luxury standards, while preserving original Edwardian features such as the ornate woodwork, fireplaces and the grand staircase. In addition, the Garden Room was built at the rear of the building, seamlessly blending into the aesthetic.

 

Today, Kelham House Country Manor operates as an award-winning boutique hotel and weddings/events venue, continuing to welcome visitors from across the UK, while maintaining its architectural integrity and historical connection to the Edwardian period, standing as a successfully preserved example of Nottinghamshire's country house heritage.

 

On the 27th February 2027, Kelham House will witness its first-ever paranormal investigation to reveal unknown truths and residual hauntings that until now have never been looked into, providing the building and the county with a new spooky insight.

Kelham House itself may have a short history going back just over 120 years, with the land dating back even further, but that hasn't stopped the several first-hand accounts of strange hauntings and paranormal activity.

 

The most commonly reported paranormal activity at Kelham House is its auditory phenomena, from disembodied voices coming from empty rooms and footsteps walking up and down the stairs as well as across the landings, to the sounds of laughter when rooms are still. Do the residual sounds of the past still play on repeat here?

 

Housekeepers working here have said that there have been times in the morning where they have noticed bedding ruffled and pillows out of position, despite no guests or visitors staying over the night before, as if they have guests of the unseen kind.

 

Cold spots and sudden drops in temperature have been detected in both the bedrooms upstairs and the ground floor rooms, along with the flow of cold air pockets whenever paranormal activity is happening.

 

At the Coach House, staff have reported on several occasions of seeing shadow figures fleeting past the windows of the outside courtyard, as well as within the rooms themselves. One staff member stated she saw a clear and disturbing face looking through one of the windows, causing her to leave in a hurry. Are these the spirits of workers who maintained the stables here? What stories do they wish to tell us?

 

Our Team Medium Lynda picked up on several spirits wandering this building, including a servant who didn't like us being in their working space and a male energy who appeared in distress.

 

One supernatural legend tells of 'The Grim', a ghostly large black dog with sickly-yellow glowing eyes, who is said to roam the Kelham estate when low fog rolls over the grounds. The earliest account of this scary hound dates back to the Autumn of 1856 by a local fisherman. No one truly understands why this black dog haunts the Kelham area, but could we discover some truth to this folklore tale?

 

Because this location has NEVER been investigated before, this opens up a blank book for us and for our ghost hunting guests to learn and discover just who haunts Kelham House, and what paranormal experiences they will have.
